Fees & policies

What it costs and how it works.

No hunting, no calling to find out. If something here isn't clear, ask us before you apply.

$30Screening fee

Screening, and no application fee on top

One $30 screening fee per applicant, run through our software. It covers a credit check, criminal background check, prior rental verification and income verification.

There's no separate application fee, and nothing is charged until you've seen the place.

$400Pet deposit

Pets, where the property allows them

At properties that allow pets: a $400 pet deposit and $25 a month in pet rent. Not every home permits pets, so check the listing or ask.

If you have an ESA, you present a proper doctor's note.

48 Hours at move-in

Moving in

Your full deposit and first month's rent (prorated) are due by the time you move in.

At move-in you'll get a condition checklist. Fill it in and send it back within 48 hours — that document is what protects your deposit later.

30 Days for your refund

Moving out

Once you're fully moved out we perform a move-out inspection, then mail your refund, if any is due, within 30 days.

Deductions are settled against the written record, starting from your move-in checklist.

4 Months' notice

Renewing your lease

We reach out at least four months before your lease ends, so you have real time to decide instead of a scramble in the last few weeks.

Set up utilities

Get these on before you move in.

Service has to be in your name from your lease start date. These are the offices you'll deal with.

Try this first

Five things you can often sort out in two minutes.

Not to put you off calling — if any of this doesn't work, send the request and we'll get someone out.

Toilet running non-stop

Usually a worn flapper in the tank. It's not something to patch yourself — put in a maintenance request and we'll send a tech to replace it.

Heat or air not keeping up

Check the batteries in the wall thermostat first. Then check the furnace filter — if it's dirty, change it and let the system run a couple of hours. Still off? Send a request.

Smoke detector chirping

Almost always a low battery. Replace it. If the chirping carries on, send a request and we'll inspect it and replace the unit if it's faulty.

Dishwasher not draining

Check the drain basket and filter at the bottom for food debris, clean it out, and run a cleaning cycle. If water still sits in the bottom, send a request.

Mold in the bathroom

Run the fan during and after a hot shower. No fan? Crack the window instead. Ventilation prevents almost all of it — and tell us if it keeps coming back.

Every request gets a human answer the day it lands.

Emergencies

What counts, and what to do about it.

If someone could get hurt or the building is taking damage right now, don't file a request and wait. Call.

Call immediately

  • Fire, gas smell, or no heat in freezing weather
  • Water coming in that you can't stop
  • Sewage backing up into the unit
  • No power to the whole home
  • A door or window that won't lock

Send a request instead

  • One appliance out
  • A dripping tap or slow drain
  • A single outlet or light not working
  • Anything that can safely wait until tomorrow
